Multifamily turnovers · Tampa Bay

One crew takes the unit from move-out to show-ready.

Cleaning, drywall and paint on vacant units for property managers across Tampa Bay. One contractor, one schedule, one invoice with a line per unit.

Written quotes per unit, before anyone is scheduled.

You get the paperwork, not just the work.

Every unit is invoiced on its own line with the date it was serviced, and your purchase order number is carried through when your company requires one. Nothing to reconstruct at month end.

A line per unit
Not one lump sum for a building. Approve what you can read.
The service date on every line
Which unit, which day. It reconciles against your own vacancy report.
Your P.O. carried through
Given to us once, it appears on the invoice and on every line of it.
Photos the same day
Completion photos go to the manager the day the unit is finished.

What one crew covers

The trades a turn actually needs, done by the same people, in the order the unit needs them.

  • Apartment turnovers

Make-ready on vacant units, one bedroom through three, townhouses included. The work most communities call a turn: everything the next resident sees.

  • Drywall repair and texture

Patching from nail holes to full panel replacement, taped, sanded and textured to match what is already on the wall.

  • Interior painting

Prime and paint walls, ceilings, doors and trim. Color changes quoted separately from a standard turn.

  • Move-in and move-out cleaning

Full cleans on empty units and single-family homes, garages and bonus rooms included. Photographed on completion and sent to the manager the same day.

  • Common areas

Fitness centers, hallways and amenity spaces — the repairs that pile up between turns.

  • Post-construction cleaning

After the trades leave: dust, debris and finish cleaning so the unit can be shown.

Three vendors, or one.

A turn is rarely one trade. What changes is who is holding it together.

The usual way

  • A cleaner, a drywall contractor and a painter, booked separately
  • Three schedules to sequence, and one late trade holds the unit
  • Three invoices, three P.O. numbers, three sets of insurance to chase
  • You are the one coordinating it

With Unique Shine

  • One walk-through covers the clean, the patching and the paint
  • One schedule, worked in the order your vacancies need
